* Detached two-storey villa Near Mabprachan Lake, Price: 9.5 million baht
The villa gardens are landscaped with fruiting and flowering trees, including coconut and banana palms. The front garden also has a mature “makhtoom” tree, an auger of good luck to the Thai people. With a private well, four taps and hosepipes for watering, the gardens are easy to maintain. The swimming pool (with under-water lights for evening dips) has wide curving steps leading to the shallow end of the pool, and a filtration pump. The pool house includes a built-in bar-b-que and a kitchen area, shower and WC. Providing space for an outside seating area to the front of the villa, the large ceramic tiled terrace is covered. This gives plenty of room for comfortable outdoor seating. The terrace has lights and paddle fans to gently stir the evening air, ensuring your comfort while you relax. Extensive outside lighting adds to the pleasure of lazy evenings in this tropical paradise. The back of the villa also has a terrace stretching almost the full width of the property, with steps leading down to the pool. In a totally secure position, the (p)lot is fully enclosed by high walls and is one of four on a private road which is a cul-de-sac. This ensures you will never be disturbed by passing traffic. There is an ornate high wrought-iron gate which leads to the roofed car port with hard standing for vehicles. With five large bedrooms, all en-suite, the largest (30 m²) has a tiled balcony. The en-suite shower rooms are all in the popular ‘wet room’ design, and all have high quality contemporary fittings, many of which have hardly been used. The thoughtful layout of the villa is such that it would be suitable for two families, and would easily convert into two self-contained units. There are many nooks giving plenty of scope for home offices or study areas. Broadband satellite internet (WiFi) is available throughout the villa and garden. The huge living room (50 m² / 539 ft²) has UBC satellite TV offering international television channels, plus built-in cabling for a home entertainment surround sound speaker system. There is full high-quality air conditioning throughout, with remote controls, and also ceiling fans. Doors and windows have mosquito screens. The windows have lightly tinted glass, cutting down sunlight and thus making the home easier to cool. The outer walls are of double-block, which again allows for easier cooling. The roof trusses are steel, thus negating the need to worry about insect infestation. The indoor kitchen has plenty of hardwood cabinets, with combined gas and electric hob and electric oven. The work surfaces are marble, and there is a double sink unit. The room is large enough to hold a dining table and chairs, making it perfect for breakfasting. The utility area has plumbing for a washing machine and a marble top with useful cupboard. There is a huge hot water immersion heater (rarely needed) in the laundry area and a door leading down to a useful basement room, ideal for live-in help or extra storage space. Electricity supply to the property is three-phase. With a connection to the municipal water supply and also its own well, you will never be without water.

Pattaya has plenty of international supermarkets, such as Tesco and Carrefour. Both have huge stores offering everything from local produce to your favourite items from home, including Hershey Bars, Vegemite and HP Sauce. There is a large expat population living in and around Pattaya, and therefore plenty of suppliers offering everything the expat needs to make a comfortable and happy life. There is a full range of International Schools in Pattaya offering education including the American and British systems. Many are now offering the increasingly popular IB. It is reassuring to know that world-class hospitals, which are more like five star hotels, are available in Pattaya. The Bangkok Pattaya Hospital is the choice for most expats in Pattaya, and almost every speciality is offered here at a fraction of the cost one would expect to pay ‘at home’ and without the wait. You would not be compromising on quality of care. The nurse-to-patient ratio is far higher here than in any Western country and most of the doctors have trained and qualified in Europe or the USA. Couple with this the extraordinarily low prices, and it is easy to see why retirees make Pattaya their new home. For those wishing to commute to Bangkok or Rayong, the motorway entrance slip road is literally a three-minute drive from the villa, with travel times to Bangkok being around 90 minutes, and the Suvarnabhumi international airport even closer, at around a 50 minute drive. If you need to commute to Rayong, this will take about 30 minutes. At the time of writing, these roads are being upgraded to ensure an even faster travel time.
